how to object

The council has asked for representations to be submitted by 14 October 2008.  This is not an absolute deadline, as representations will be taken into account right up to the date the council makes its decision - which could be at any time after that.

Do not risk being too late: send your objection now.  And help your friends and neighbours who do not have internet access by giving them copies of the letter of objection below.

If you can, email planning.applications@brighton-hove.gov.uk stating, for example (you could copy and paste the following):

I object to Planning Application BH2007/03454 for the following reasons:

The proposed development is too high, too dense and it would ruin views from the Conservation Area

You should also give your name and address and ask for an ackowledgement

Here are some other points you might want to make:

  • The Marina will be over-developed and its infrastructure overloaded
  • The concrete ramps into and out of the Marina will be overloaded
  • The existing road approaches to the Marina are totally inadequate in capacity and layout and the cumulative impact of the current proposals, the Brunswick development and the Black Rock development will result in traffic gridlock in the Marina and its approaches
  • Proposed public transport improvements (the main one being a so-called 'rapid transport system' which will in fact be a bus) are completely inadequate
  • The development will generate excessive road traffic, leading to excessive noise, congestion and disturbance affecting residents both in the Marina and elsewhere
  • exhaust pollution could reach dangerous levels
  • The resulting population density in the Marina will be excessive
  • Local schools, hospitals and medical services will be unable to cope
  • Access and facilities for fire and other emergency services are inadequate
  • Proposed modifications to the road layout will be dangerous
  • The appearance and height of the new buildings is grossly inappropriate
  • Nearby residents will suffer overshadowing, overlooking and loss of privacy
  • The development is out of character with its surroundings
  • It will damage views of the Brighton seafront and conservation area

One type of objection the council will NOT consider is the noise, dirt, congestion, chaos and misery that will be caused by years of construction work.   Strangely, these are not officially regarded as planning considerations.
